Earthworks when you subdivide a block

Subdividing a block starts in the ground. The lots need levels, a pad to build on, a way in, and somewhere for the water to go. Statcon does that construction. We do not lodge the development application, and we do not build the public road.

Cut and fill

Existing ground is cut and filled to the lot levels. On South East Queensland blocks that is often clay and rock, not a scrape of topsoil. Pads are trimmed for the house slab. Trees that stay are worked around, then mulched back once the machines leave.

Retaining

Where one lot sits above another, a block wall holds the level. The wall, the driveway grade and the pad level are set out together. Building the wall after the slab is poured usually means cutting concrete.

Driveways in, road left alone

Each lot needs a concrete driveway from the kerb to the pad. Crossovers, kerb and channel, and footpaths are the same package when they are on the plan. The road pavement is not. Roads are generally not concrete, and they are let as roadworks.

Trenches and stormwater

Drainage and service trenches are cut before the slabs and driveways go down. Stormwater pits and pipe surrounds are formed and poured once the pipes are on grade.

Order

  1. Set out the levels.
  2. Cut, fill and trim the pads.
  3. Build retaining where the level changes.
  4. Trench drainage and services.
  5. Pour driveways, crossovers, kerb, footpaths and slabs.
